Iberville Parish Development Code Revision, Zoning Ordinance and Zoning Map Preparation

Located in south central Louisiana between the Atchafalaya River and Baton Rouge, Louisiana, Iberville Parish is predominantly rural with a mix of agricultural lands, historic towns, industry and forested wetlands. The Parish is split into two sections by the Mississippi River, with many additional waterways running through the Parish. Approximately 70 percent of the Parish is located within the 100-year floodplain and about one-third of the Parish is located in the Atchafalaya floodway. Elevations throughout the Parish range from 5 feet in its most low-lying areas to 25 feet along the banks of the Mississippi River. While parish residents are protected by levees along the banks of the Mississippi River to the east and the East Atchafalaya Basin Protection Levee to the west, the Parish nevertheless remains susceptible to flood and wind damage from hurricanes, tropical storms, and thunderstorms due to its proximity to large bodies of water and low-lying topography.
Iberville is situated in the industrial corridor of the state, supporting commercial and industrial businesses with recent expansion particularly in chemical and industrial plant startups. Agricultural operations are important particularly for its northern communities and the fishing industry is important for the rural areas of Bayous Sorrel and Pigeon. Iberville has recently experienced population declines partly due to a lack of new development. The Parish adopted a community Master Plan in 2005 and a Land Use Plan in 2009 for the Parish and its municipalities to ensure future growth while preserving rural character. The Land Use Plan provides a framework for integrating Smart Growth principles to support progressive growth and deter unpredictable development patterns that compromise the quality of life for community residents. As a continuation of the Master Plan and Land Use Plan, the Parish is revising its development code and zoning ordinance, which will include a parish-wide zoning ordinance and a comprehensive revision of the Parish’s development code. The Parish plans to engage stakeholders through community education and outreach efforts and it will provide development code implementation training.
